July 2013 Real Estate Market Statistics are in! Read more here to see how all our local counties (Bucks, Chester, Delaware, Montgomery, and Philadelphia) did this past month!

While the Summer's winding down, home sales are surely increasing, as shown in the July 2013 Real Estate Market Statistics for all our local counties: Bucks, Chester, Delaware, Montgomery, and Philadelphia.  The month of July 2013 followed in the same trend as June, as another month to mark a six year high for settled homes, with August anticipating to follow as well.  When comparing to last year, inventories are down almost 6% in Montgomery County.  Although inventories are down, July 2013 brought in some impressive numbers for Montgomery County with the total settled single family homes up 26% with 1,010 closed in July at an average settled price of $340,000.  Looking at our surrounding local counties, average settled prices consisted of: Bucks ($344,000), Chester ($385,000), Delaware ($293,000), and Philadelphia County ($194,000).

To focus in more locally on our Lansdale Borough, 24 single family homes settled in July.  The majority of these homes sold within the first 30 days for a list to sell price of 98%.  This means that the majority of homes sold in July sold for only 2% shy of the original listing price.  The average sale price for homes in the Lansdale Borough in July was $209,290.  There are currently 68 active homes on the market in the Lansdale Borough, so it should be interesting to see what happens next month!  Are you thinking of buying or selling?  Contact Coldwell Banker Realty Corp for a FREE home market analysis!!
