Final OK Given for Giant Gas Station to Open Next to Hess Station at Five Points

An existing strip mall at 741 Bethlehem Pike will be demolished.

Montgomery Township Supervisors last week gave the final OK for a 24-hour, 5,000-square-foot "Giant to Go" convenience store and 10 gas pumps to open on a parcel adjacent to the Hess gas station on Route 309 near the Five Points intersection.
The existing, empty strip mall on the site will be demolished, per The Reporter.
Design plans include space for traffic to stack in lines around the pumps, per the report.
The 2.236-acre property at 741 Bethlehem Pike is located on the northbound side of Route 309.The convenience store is permitted under the current C-Commercial District zoning, and a conditional use hearing was needed for the gas pumps, according to the summary.According to the conditional use application, the fueling area would have five double-sided pumps under a 140-foot by 28-foot canopy. The pumps would be on the western side of the property along Bethlehem Pike.There will be two entrances into the property: a right-in/right-out only access from Bethlehem Pike and a full-movement access drive on Horsham Road.Traffic Planning and Design’s traffic impact study was completed at a 12-pump Giant to Go at Landis Valley Road and Oregon Pike in Lancaster County, Pa., according to the conditional use application. At the week day peak hour morning counts (7 a.m. to 9 a.m.) and weekday evening peak hour counts (4 p.m. to 7 p.m.), Traffic Planning and Design counted an average of 5 vehicles and a maximum of 10 vehicles, and an average of 15 vehicles and a maximum of 24 vehicles, respectively. A Saturday peak hour study (11 a.m. to 3 p.m.) counted an average of 16 vehicles and a maximum of 23 vehicles, according to the application.
