Silk Factory Lofts in Lansdale Sold in Sheriff Sale

Morgan Properties, owner of Main Street Apartments and Forge Gate Apartments in Towamencin, and Brookside Manor in Hatfield, recently acquired the former silk factory at Line and Penn streets in Lansdale

The Silk Factory Lofts in Lansdale, located at Penn and Line streets, was acquired by real estate company Morgan Properties in a sheriff sale, according to Crissa Shoemaker DeBree of The Intelligencer. The property at 200 S. Line Street, and its accompanying neighboring site at 152 Prospect Avenue, went into mortgage foreclosure in July 2010, according to Montgomery County Prothonotary Records. The lender was GE Business Financial Services, Inc. The debt amount for the property was $28,025,457, according to county records. It was sold for costs on Oct. 31, 2012. According to Joseph DiStefano of The Philadelphia Inquirer, the property was turned over to Morgan Properties after no one paid the $19 million asking price by the lender. Morgan …

Andale Green Development Gets Final OK

The 174-townhome development will be located across from Stony Creek Park on a triangular parcel bounded by Hancock Street, Stony Creek rails and SEPTA rails

The 174-townhome development to be known as Andale Green received the final land development approval from Lansdale Borough Council Nov. 28 in a unanimous vote. "Congratulations Jim. Best of luck," said Councilman Dan Dunigan to Jim Moulton, prinicipal of Moulton Builders in Lansdale. Last month, the Lansdale Planning Commission gave its final OK on the development. The eyesore across from Stony Creek Park on Hancock Street in Lansdale is ready for some drastic changes after Monday night. Dan Sokil of The Reporter reports that the Lansdale Planning Commission unanimously recommended final land development approval for 174-townhome development Andale Green, constructed by Moulton Builders. The entire triangular parcel will be developed — it spans from the Stony Creek tracks at Hancock Street all the way to the SEPTA tracks, and down Line Street and behind East Mt. Vernon Avenue/Prospect Avenue. Moulton will contribute $75,000 to Lansdale’s future traffic improvements, if needed, related to a traffic light at Line and Hancock streets, according to Sokil. Sewer Line Replacement Coming for Jenkins Ave.

A pipe between Broad and Chestnut streets on Jenkins Avenue is too small to handle sanitary sewage flow. Lansdale Public Works has to determine when replacement work can start on the pipe

A sanitary sewer pipe on Jenkins Avenue, between Chestnut and Line streets, is too small and the cause of sewage backups and has to go. Last year, a resident at the corner of Jenkins Avenue and Chestnut Street came to the public works committee to notify the borough that he was getting sewage pushed back up into his yard because of infiltration and high flow, according to public works committee chair Denton Burnell. "There was so much water traveling through that area," Burnell said. The borough commissioned borough engineer Remington, Vernick and Beach to do a flow study in the area. Bicyclist Hit in Front of Yocum Ford

The bicyclist should have not been riding on the sidewalk, police said

A Lansdale Police sergeant said a bicyclist who was hit Monday by an SUV as he rode on the sidewalk in front of Yocum Ford should have been riding on the roadway. According to The Reporter, the bicyclist was east on Main Street, when he was hit by a Ford Explorer turning into Yocum Ford at East Main and Line streets. The bicyclist suffered a cut to his lip and other minor injuries, and refused medical treatment at the scene, according to the article. The bicyclist was not wearing a helmet, according to the article. The SUV sustained minor damage to its passenger side. Sgt. Montgomery Township Masturbator Suspect Free on Bail

Alvin B. Rosenberger III, 44, allegedly masturbated on five occasions outside a home on North Line Street

The Reporter Online reported that a Montgomery Township man is free on $10,000 unsecured bail following a preliminary hearing Monday on charges of indecent exposure and disorderly conduct. Alvin B. Rosenberger III, 44, was arrested May 17 and charged with five counts of indecent exposure and disorderly conduct for allegedly masturbating in plain view, while staring directly at the woman’s house in the 1600 block of North Line Street, according to The Reporter. The article stated that the affidavit of probable cause outlines how Rosenberger allegedly stood in and exposed himself in a tree-lined area of North Line Street that separated the victim's backyard from his property. Fenstermacher Property Rezoning Approved, Residents Oppose Change

WB Homes has proposed to develop townhomes and twins on the former Class A Residential property

WB Homes is one step closer to bringing its Williamson Square land development to Fourth Street and North Line Street on the former Fenstermacher Roofing location. Lansdale Borough Council held a public hearing Wednesday night to amend the borough zoning map to change parcels at 405 and 421 N. Line Street from Residential Class A to Residential Class B, and to amend text in the Class B zoning to permit unlotted developments on the parcel. Despite protest from a handful of residents to keep the Residential A zoning intact, borough council went on to unanimously approve the zoning change. WB Homes Seeks Rezone for Development on Line Street

If approved, construction could begin as early as autumn

Looking to continue their development efforts in Lansdale, W.B. Homes has asked the borough planning commission to consider rezoning the 400 block of North Line Street so they can build a group of twins and townhomes. The property is home to the old Fenstermacher Roofing building -- which is now occupied by several smaller businesses -- and a single family home on the corner of North Line Street and Fourth Street. It is located next to the Zion Korean American Presbyterian Church, formerly Line Street School. It is currently zoned as "Residential-A", but would require a rezone to "Residential-B" prior to being developed.
