Study: Lansdale Borough Hall, Police Station in Poor Condition

Lansdale Borough Hall and Lansdale Police Station are in dire need of new layouts and a total of $3 million in new construction, as reported in a facilities study Wednesday by Spiezle Architectural Group.

During a time where Lansdale Borough is tasked with finding a future purpose and solution for the money pit known as 311 W. Main Street, Lansdale's leaders received another shock to their systems Wednesday night regarding the conditions of Lansdale Borough Hall and Lansdale Police Station. Lansdale Police Station does not work as a police station, according to Spiezle Architectural Group Inc., and needs 77 percent more space. Not to mention there's a major termite infestation in the areas of secure records storage and no fire alarm system. Borough hall is below par and could offer health hazards for its occupants. You’ve read and heard a boatload of news on current home prices. Each time you hear it you’re wondering whether we’ve reached “the bottom.” Sound the gong!  Someone said “the bottom”!  In our region, many experts believe we are near bottom prices, if not already there.  One of the ways this is determined is to look at the percentage of distressed properties on the market.  A distressed property is defined as a home in foreclosure or that is bank owned. It is these kinds of homes that bring down the value of non-distressed properties. In Pennsylvania, the distressed property rate is 17 percent, as of last month.  We are in better shape than most states.  Only Iowa, New Mexico, South Dakota and Alaska have fewer distressed properties.  That …

First Quarter Results for Home Sales in Montgomeryville-Lansdale

Lisa Loper, member of the Scott Loper Team at RE/MAX Realty Group in Harleysville, reviews the first quarter data for real estate sales in the North Penn area.

The first quarter of 2011 finished up last week, and the results for home sales in Lansdale-Montgomeryville area are in.  Using the North Penn School District as a gauge, there currently are 564 active listings. From January through March, 109 listings were taken off the market, 159 went under contract, and 156 sold and settled. Of the 156 listings that sold in North Penn, the average list price was $284,475, but the average sold price was $262,539.  These homes took on average 92 days to sell. How does this compare to last quarter (October through December 2010)? Well, 213 listings sold, with an average list price of $294,610 and sold price of $275,925.  The average time on the market then was 76 days. North Penn School District Q1 2011 …

Thank you Maggie. Yes, there is always value in comparing Q1 of one year with Q1 of a different year because there are predictable seasonal differences in the real estate market. I did look at Q1 2010 but 1) It was surprisingly similar to Q4 2010 and 2) It was during the period that the home buyer tax credit was in effect which would skew the data compared to any other time.
