Some of the risks of a vacant house include: The definition of vacancy will vary depending upon the insurance company and even upon the individual policies.  Typically 30-60 days of a home being unoccupied is considered a vacant home.  Some policies …

Real Estate: 2011 in Review, Predictions for 2012

Lisa Loper of the Scott Loper Team reviews the local real estate market for 2011 and what we can expect in 2012

There are a lot of things that affect real estate: the overall economy, how people feel about their personal situations, interest rates, the willingness of banks to lend money, and housing prices to name a few. What Buyers Want Right Now

Lisa Loper, member of the Scott Loper Team at RE/MAX Realty Group in Harleysville, discusses what appeals to homebuyers in today’s market

As the country battles itself out of the recession, a certain wave of practicality has swept through the housing industry.  Home buyers are more cautious about their investments and want affordable homes in great condition and great locations.  Downsizing to a smaller home, low mortgage balances and eco-friendly homes are becoming very chic.  Here is a sampling of what is popular right now: Smaller Homes:  According to the National Association of Home Builders, the median size of a US home in 2007 was 2,277 sq. ft.; in 2009, that size shrunk to 2,135 sq. ft.  The number of rooms isn’t changing but the size of them are.   Smaller homes generally mean smaller mortgages and property taxes, and they are easier/cheaper to heat, clean and …

'Interest'ing Tips

Here's part one of two columns with first-time home buyer tips.

Buying your first home can seem like a complex experience, because, well, it is.  In a two-part series, you’ll get a checklist, comments and tips on buying your first home. With interest rates where they are—4.75 percent to 5 percent—you can afford a house more now than when interest rates go up, as they are expected to do so this year.  Let’s start at the beginning: Remember, these are applied to the tax-assessed value of the home, not the purchase price of the home.            In the next series, I will get into the details of how to search for the ideal home, making an offer, and negotiating and finalizing the deal! Why Test for Radon When Buying a Home?

Lisa Loper, member of the Scott Loper Team at RE/MAX Realty Group in Harleysville discusses why homebuyers should test for radon and how Montgomery County stacks up compared to neighboring counties

Besides a general home inspection and a termite inspection, the next most common test performed by homebuyers is a radon test.  It is a simple test where the air quality is measured for the span of 2-3 days (longer term tests are available).  The cost typically runs between $100 and $125 and it is money well spent. Radon is a radioactive gas that has been found in homes all over the United States.  It comes from the natural breakdown of uranium in soil, rock, and water and gets into the air.  Radon typically moves up through the ground to the air above and can get into your home through cracks or other holes in the foundation (even if you don’t have a basement).  Your home can trap and accumulate radon causing the levels to be elevated …
